10.3 FLASHING DETAILS

This section is intended to be used in conjunction with 10.1, 10.2, and the membrane manufacturer's details. The details are designed to assist the design authority by demonstrating the principles involved. Since every construction project is different, the details should be adapted to suit the specific requirements.

Re-roofing: The flashing guidelines illustrated should, in most cases, be adaptable for use in re-roofing and retrofit projects. The wall and deck constructions shown are intended to be representative of new construction only. The membrane and metal flashing guidelines should be modified to suit the conditions that exist on each specific project.

It is important to note that, in many situations on existing roof, it is impractical or impossible to install the membrane and / or metal flashings to the ideal standard. In those instances, the modifications will have to reflect site conditions.

The following details are intended to illustrate some of the principles involved in the correct design of metal and membrane flashings. Specific details must be “thought-out” on paper for individual situations and should be clearly depicted. “Typical” details should not be used.

(9) Metal Cap Flashing: Required whenever the primary roof membrane flashing/stripping is carried over the top of parapet walls. See RGC Guarantee Standards A6.9 and 6.10

(5) Mastic: Trowel coating of compatible mastic.

(6) Metal Edge/Gravel-stop Flashing: Minimum 100 mm (4") flange onto roof membrane, eave stop maximum 25 mm (1") high: embed in mastic and mechanically fasten alternately between centre and edge of flange at 100 mm (4") o/c; lap flashing 100 mm (4") minimum.

(7) Membrane Flashing: Asphalt and gravel roofing systems, 2 overlapping plies of a minimum 2 mm reinforced SBS modified bitumen base sheet or minimum 180 g / m² polyester felt. For flexible membrane systems, refer to manufacturer’s application details and RGC Guarantee Standards.

(8) Asphalt: For asphalt and gravel built-up roofing systems only.

(5) Membrane Flashing: Carried up wall minimum 200 mm (8") above roof surface. Caulked at top edge.

(6) Wall Base Flashing: Install as detailed. Slide behind building paper under stucco. See also RGC Guarantee Standard A6.9 Section 2.1

(7) Fastener: Appropriate fasteners depending on parapet construction, at maximum 300 mm (12") o.c.

(8) Surface Reglet: To cover lower reglet assembly. Install as detailed. See also RGC Guarantee Standard A6.9 Section 2.1

(9) Caulking: Polyurethane sealant, fill to top of flashing and crown to promote drainage.

10.3.3 COUNTER FLASHINGS DOUBLE SURFACE REGLET FLASHING CONCRETE / STONE / STEEL – REQUIRES VARIANCE

(1) Concrete, Stone or Steel Wall Finish: Must be dry, smooth and primed for membrane flashing to be adhered directly. (Plywood or fibre-mat reinforced cement board may be required). See Guarantee Standard A1.5 Section 2.1

(2) Membrane Flashing: Carried up wall minimum 200 mm (8") above roof surface.

(3) Primary Surface Reglet: Install as detailed with steel channel and concrete pins. Membrane to be held in place by clamping pressure and pins. See Guarantee Standard A6.9 Section 2.1

(4) Fasteners: Suitable expanding type concrete pins.

(5) Clamping Bar: Steel channel with elongated holes to permit expansion/contraction, pinned into concrete at maximum 400 mm (16") o/c. Bar dimensions to be a minimum 38 mm (1 ½") wide x 12 mm (1/2") thick C-channel, formed from a minimum 22 gauge galvanized or pre-finished steel.

(6) Caulking: Polyurethane sealant, fill to top of the flashing and crown to promote drainage.

(7) Surface Reglet: To cover lower reglet assembly, pinned directly without a clamping bar at maximum 300 mm (12") o/c. (Interlocking hooked type assembly optional)

(8) Membrane Underlay: Minimum self-adhered modified bitumen membrane. See Guarantee Standard A5.6

(9) Metal Coping Flashing: As per Guarantee Standard A6.9 and A6.10

10.3.3 COUNTER FLASHINGS: LOW DOOR SILL FLASHINGS

(2) Membrane Flashing Carried up wall minimum 200 mm (8") above roof surface. At doorsill openings membrane flashing may be less than 200mm (8") in height but must not be less than 100mm (4") in height above the primary roof membrane. When doorsills are less than 200mm (8") a metal waterstop flashing must be mechanically attached to backside of doorsill framing or opening and be sealed with membrane flashing. Membrane gussets must be installed at doorsill opening corners. For additional requirements refer to Section 2.1 RGC Guarantee Standard A5.6

(3) Protection/Drainage Layer: Optional

(4) Metal Base Flashing: Optional on flexible membrane systems. Required on assemblies using gravel ballast filter mats. See RGC Guarantee Standard A6.9

(6) Metal Water Stop Flashing: Mechanically attached to inside of doorsill framing or opening. Cut flashing to fit opening and install membrane gussets at corners.

(7) Metal Pan Sill Flashing: Optional: Metal pan with water stop formed with pan folded, welded or soldered corners mechanically attached to inside of doorsill frame or opening and sealed with membrane flashing.

10.3.3 COUNTER FLASHINGS: WINDOW CURB FLASHINGS ON PROTECTED ROOF ASSEMBLIES

(1) Primary Roof Membrane: Installed as per RGC Guarantee Standards

(2) Membrane Flashing: Carried up walls a minimum 200 mm (8") above roof surface. At window curbs membrane flashing must be 200mm (8") in height above the top of extruded polystyrene insulation or protection/drainage layer, extended under the window mullion (fenestration assembly) and carried to the inside edge of the curb. Membrane gussets must be installed at all corners and transitions. For additional requirements refer to Section 2.1 Guarantee Standard A5.6

(3) Protection/Drainage Layer, Insulation Surfacing: Assemblies to be determined by Design Authority. Paver systems are required to have proprietary pedestals that incorporate a minimum 3mm (1/8") gap between adjacent units.

(4) Metal Wall Flashing: Required on roof assemblies using gravel ballast, filter mats and drainage mediums at insulation /curb interfaces.

WORK BY OTHERS

(A) Acceptable Deck: Concrete slab shown

(B) Supporting Curb: Height varies depending on the insulation thickness and type of roof assembly.

(C) Metal Water Stop Flashing: Mechanically attached to the top of the window curb. Cut flashing to fit the opening and pan fold, weld, or solder seams at all corners and mitres.

(D) Metal Water Stop FlashingSeam: Overlap metal water stop joints a minimum of 150mm (6") and seal joints with two rows of structural sealant.

(E) Building Envelope Membrane Flashing: Must be compatible with and overlap the roof membrane flashing. Membrane gussets must be installed at all corners and transitions.

(F) Metal Cap Flashing: Adhere metal cap flashing to membrane flashing with a membrane compatible structural sealant. Mechanical attachment of metal flashing through the membrane flashing is not acceptable.

(G) Fenestration Assembly: CAUTION – Securement fasteners MUST NOT penetrate the metal or membrane flashing.

(H) Fenestration Assembly Securement Bar – ONLY fasten securement bar through upper vertical leg of the window mullion (frame).

10.3.4 FIRE SEPARATION WALL: WOOD FRAME CONSTRUCTION

(3) Non-combustible Insulation: Optional (For condensation control) Cellular glass board insulation complying to ASTM C552-00 OR mineral fiber insulation conforming to CAN / CGSB 51.31-M84 and ASTM E84.

(4) Metal Base Flashing: S-Lock joints and concealed discontinuous clips required. Do not fasten to block firewall. (Optional – Metal base flashing may be installed on lower wall area.)

(5) Water Channeling Clip: (See inset) Concealed clip designed with ribs to channel water under standing seam joint with notch to allow water to escape, OR standing seam joints to be soldered, OR an additional layer of metal flashing with offsetting joints. Do NOT place combustible materials over top of firewall.

(6) Metal Cap Flashing: Standing seam joints and concealed continuous or discontinuous clips required.
